Shores of Panama is considered a Non-Warrantable Condo-tel with a heavy presence of short-term rentals. It also is working through a major resurfacing project. Given these two variables, not every lender will be able to perform on the building. The best options to consider are lenders that have recently funded transactions in the building. Which we are happy to provide upon request. 

Currently the HOA dues start at around $3,241.61 per quarter for a one bedroom. That equals about $1,100 per month. It will vary depending on squarefootage. Shores of Panama has many different floor plans. 

There currently is a pending special assement that owners are paying in installments. The payments are about halfway completed. At the time of writing this an estimated amount due would be between $4,500 - $7,500 depending on the unit size/type. 

From our experience, many sellers are willing to cover the remaining balance at the point of sale, when presented with a reasonable offer. 

The work on the rear elevation of the property is nearing completiton. The first of March, the work will transation to the front part of the building for the busy season to accomodate rentals. The work will be completed during winter 2027. There are still a few verticle stacks that may be subject to closures after the 2026 season during the winter season. 

Unit performance varies depending on a multitude of factors. Given Shores of Panama's strong amenity profile. Namely, the one of a kind lagoon pool area. Bedroom count, unit condiition, updates, view, and floor height all come into play in performance. With this said, well appointed two bedroom units can do over $50K gross. Some well appointed 3 bedrooms can do over $75K.  

Not all units may include a parking spot with the sale. In the 12 story parking garage, there are a mix of deeded and open parking spots. During the busy season, the open spots are avaialable on a first come, first serve basis. It is more adventageous to have a gaurnteed parking spot for yourself and guests during high occupancy months. 

During peak dates, it can take some time to go up and down the elevators. There are 6 elevators, with banks of two located at each section of the complex. The elevators are updated and quick, but during the high occupancy summer months, it's not rare to stop at every floor. This is a common high rise issue accross Panama City Beach and certainly other locations. The higher floors tend to book after lower floors. Also higher floor units tend to resale a bit lower than the lower units.
